A Master Planned Community in Clinton

This development has been under consideration for more than two years.

LANDD, the developer for this project, has held multiple public meetings with the planning commission, city council, and mayor over the past two years. Throughout these meetings, the public was invited to share comments and feedback.

Affordable housing is a big concern in Utah, especially as many residents struggle to afford their first home. Surveys show it’s a top issue for most people here.

In Clinton, the least expensive homes are older, need repairs, and come with a monthly payment of around $3,000. The new Trailpoint development offers townhomes with comfortable living areas and beautiful open spaces, providing a much nicer home at a similar payment.

The developer is giving approximately 3 acres to the city and helping to construct connections and extensions to the trail system. They are also assisting in building a new park that will serve as a trailhead for the three trails that merge at this location. This park will be accessible to all residents of Clinton City and will include amenities such as playgrounds, picnic areas, bathrooms, and more.

Residents of Trailpoint will benefit from the many open spaces, including multiple playgrounds, a dog park, and a soccer field.

Water conservation is a top priority at the Trailpoint Development, which will feature an attractive and functional water-wise landscape.

The city has also stated that it has more than enough water to support Clinton's future growth.

The city council cares deeply about their city and has put a lot of effort into creating an ordinance that incentivizes developers to provide a high-quality product. LANDD has not only met but exceeded the city's expectations and requirements. They will continue to be transparent with the public.

Townhomes are less expensive to build and qualify for the state’s first-time homebuyer programs, which include down payment assistance and interest rate reductions. In contrast, single-family homes are too expensive to qualify for these benefits.

The payment on a single-family home in Trailpoint is approximately $1,000 more than that of a townhome.
